The parcel you are shown and the parcel described in the record are supposed to be the same thing, and when they are not, the gap surfaces years later at the worst possible moment — usually when you try to sell, build, or borrow against it. Most of the value in handling a land transaction properly sits in the weeks before the money moves, in establishing that the seller can actually sell, that the parcel is what the record says, and that your intended use is permitted rather than merely common.

Frequently asked questions

Can anyone buy agricultural land?
Not always — eligibility to hold agricultural land varies by state and by the category of land, and by the buyer’s own status. This is checked at the start, because it determines whether the transaction is possible at all.
What is mutation, and why does it matter?
Mutation is the updating of the revenue record to show you as the holder. Registration transfers the title; mutation is what makes the record agree with it. A transaction registered but not mutated will cause trouble later.
Can agricultural land be converted for other use?
Sometimes, subject to the applicable rules and approvals. Whether conversion is realistic for a specific parcel is part of the due diligence, and it is worth settling before you buy rather than after.
How long does a purchase take?
It depends chiefly on how clean the title is. A straightforward parcel moves quickly; one with a gap in the chain or a live encumbrance takes as long as resolving that takes.
